Canada’s average asking rent falls to $2,074, while Ottawa holds near $2,157

A Rentals.ca and Urbanation report published on January 12, 2026 said Canada’s average asking rent for all residential property types was $2,074 in November 2025, down 3.1% year-over-year and the lowest level since June 2023, marking a 14th consecutive annual decline.
The report said most unit types posted annual declines, with one-bedroom rents down 3.8% to an average of $1,811 and two-bedroom rents down 2.1% to $2,179.
Across the six largest markets, rents fell year-over-year, led by Vancouver (-6.8% to $2,692), Toronto (-5.0% to $2,508) and Calgary (-5.9% to $1,844), while Ottawa was broadly stable (-0.7% to $2,157).
The report also highlighted Kingston as the fastest-rising city in November, up 21.8% year-over-year to $2,314.
For affordability context in Ottawa, Rentals.ca listing data shows a two-bedroom average of $2,478 per month as of November 2025. Using Canada’s widely cited affordability benchmark that housing costs are “affordable” if they are below 30% of before-tax income, a household would need roughly $99,000 per year for that rent to stay under the 30% threshold (approx.).
