GTA home sales rise for the first time in six months, but prices remain under pressure

Home sales in the Greater Toronto Area posted their first monthly increase in six months in March 2026, suggesting that lower prices are starting to draw some buyers back into the market as the spring season begins. According to Toronto Regional Real Estate Board data, seasonally adjusted sales rose 1.4 per cent from February to 4,546 units.

 

That improvement in activity has not yet changed the direction of prices. The board’s home price index fell 0.6 per cent month over month on a seasonally adjusted basis to C$928,000, marking a tenth consecutive monthly decline. On a year-over-year basis, sales were up 1.7 per cent, while new listings fell 16.7 per cent and the price index dropped 7.4 per cent.

 

The current picture points to a market that is showing early movement again, but not one that has fully escaped affordability pressure and household caution. TRREB president Daniel Steinfeld said the March increase suggests a growing number of households are trying to take advantage of improved affordability heading into the spring market.
